Is $441 really the price for any window, regardless of size?
Yes. Standard residential windows — single hung, double hung, sliders, casement — are all $441 installed. The price doesn't change based on the size of the opening, and there is no united-inch cap. Structural modifications and historic-designation buildings are the exceptions, and we quote those separately.
What's included in the $441, and what isn't?
Included: the window unit, all hardware, installation labor, trim work, cleanup, and disposal of the old windows. Not included: structural modifications, opening resizing, stucco or siding repair beyond the retrofit trim, and historic-designation requirements.
Do I need to be on site when the work is done?
No. Most property managers hand us the tenant contact list and let us coordinate directly. We schedule unit by unit, confirm access, and send progress updates.
How long does a building take?
It depends on unit count and tenant availability. A 10-unit building typically completes in one to two days of install time. A 50-unit building runs closer to a week. Each individual unit is only open for a few hours.
Do you work on occupied buildings?
Yes — the majority of our projects are occupied. Retrofit installation is what makes this practical: we work within the existing opening, so there's no demolition of surrounding drywall or stucco and no unit is left open overnight.
Do you pull permits?
Most California jurisdictions do not require permits for like-for-like window replacement in existing residential buildings. Where a permit is required, we tell you before the work is scheduled. Requirements vary by city, so we confirm against the local building department for your address.
My building has a mix of window sizes. Is it still flat-rate?
Yes. A building with thirty different window sizes is still $441 per window. That is the entire point of the flat rate — you don't need a measurement schedule to get a number you can budget against.
What products do you install?
Commercial-grade vinyl and aluminum retrofit windows from established manufacturers, with double-pane low-E glass as standard. The specific product is matched to the building — its frame type, opening sizes, and exposure.
Do new windows actually reduce energy costs?
Older single-pane aluminum windows are one of the weakest points in an apartment building's envelope — they conduct heat straight through the frame and leak air around a worn seal. Double-pane low-E glass adds an insulating air gap and a coating that reflects radiant heat, so units hold their temperature longer and the HVAC runs less. How much that saves depends on the building, its exposure, its heating and cooling systems, and how the units are occupied, so we don't quote a percentage. The consistent, reportable results are fewer drafts, fewer temperature complaints, and less outside noise.
Is there a minimum building size?
No formal minimum. We've done duplexes and we've done 100+ unit complexes. Small buildings of two to four units are welcome — the flat rate works the same way at any scale.
